The following number will compare August 2024 to July 2024 and August of 2023.

August 2024: 4 listings sold; 6.5 average days on market; $648,500 average list price; and $660,000 average SOLD price.
July 2024: 5 listings sold; 12.6 average days on market; $665,000 average list price; and $659,300 average SOLD price.
August 2023: 4 listings sold; 31.75 average days on market; $732,425 average list price; and $715,000 average SOLD price.

What does all of this mean? This is really a very small sampling of the overall Stafford market and some of the homes that sold in August of 2023 had inground pools so they were more expensive. We have seen interest rates coming down for the last month or so. Election years are always abnormal. I expect to see a bit of a slow down in October before the election and the market will pick up again in December or January. Rates are expected to continue to decrease, which will make more buyers eligible and get into the housing market so competition will likely increase for the little bit of inventory we have.
