Hello! Here's your Austin Ridge Real Estate Market update for April of 2025. There were ZERO homes that closed in April in Austin Ridge, so I can't share numbers with you for that. Last month there were 2 properties that closed. Average days on market was 3, average list price was $722,400 and average closed price was $732,450.
Taking a look back at April of 2024, there were 4 properties that closed in Austin Ridge. Average days on market was 3.75. Average list price was $666,248 and average sold price was $683,000. Interest rates were higher in April of 24 than they are right now.
The trends I'm seeing is that the market slowed dramatically in April with the uncertainty of the economy in the US currently. The 10-year treasury yield was down to 4.1 this morning and typically interest rates follow this. I think once some trade deals are announced and we find out how tariffs will be applied once and for all, the market will settle down but it will be a roller coaster until then. Other take aways are that prices are continuing to go up and so is local inventory and Days on Market.
What's New? I always like to introduce a new restaurant or business that is coming to Stafford, so here's what's coming up in the Embrey Mill Town Center. A breakfast, brunch and lunch focused restaurant named Turning Point will be coming in soon. There will also be a thai restaurant called My Home-Thai Bistro opening soon. Finally, there will be a Cold Stone Ice Cream shop opening next to Cinnaholic! So lots to look forward to!
