December 2023-Feburary 2024 to December 2022-Feburary 2023:

median list price: $684,271 vs. $645,083
median sold price: $685,000 vs. $621,483
average Days On Market: 7 vs. 49 days

What does all of this mean? We are still experiencing very low inventory with about only half as many for sale during this time frame then last year’s same time frame. Homes are moving faster now then they were and are selling for very close to what they are listed for now. Last year the average days on market was 7 times what it is now and homes were selling for an average of 24,000 less then they were listed for!
